September 24th Board Meeting Cancelled – Executive Session on October 1st

We would like to inform you that due to the unavailability of our property manager, who is currently recovering from COVID-19, and with no urgent matters requiring immediate attention, the President of the Board, James Anderson, has decided to cancel the September 24th Board of Directors meeting.
Instead, the Board will meet in Executive Session on Tuesday, October 1st, along with the property manager, to conduct a thorough discussion on the budget for the upcoming year. This budget is a critical focus for the association, and we want to ensure ample time to dive deep into this important matter.

Updated Schedule for Hokuloa's Re-Roofing Project 5/30/2024
Aloha Residents,
We are pleased to inform you that Commercial Roofing has added an additional roofing crew to our property to expedite the re-roofing process. This new crew will assist by demoing the building ahead while the previous building is being re-roofed. This addition will help us complete the project more efficiently.
Re-Roofing Project Important Reminders:
Check for Nails and Debris: Please be vigilant and check the lanes and areas around your units for any nails or debris that may have escaped notice during cleanup. While Commercial Roofing has done an excellent job of picking up debris, an extra check doesn't hurt to ensure safety.
Gutter Adjustments: We have observed that some residents’ gutters are not flush with the new roof and may require adjustments. We recommend monitoring your gutters flow during rain and making necessary adjustments to comply with the new roofing system.
Solar Panel Removal: We want to remind residents to keep their solar panel contractors up to date with the roofing project's schedule changes.
Project Schedule: Please refer to the attached schedule for the project's timeline. Note that this schedule is subject to change due to the presence of the additional crew on-site. We will keep you updated on any significant changes.

Spectrum Re-Wiring Update and Schedule Announcement
Aloha Residents,
We are writing to inform you about an important update regarding the upgrading of the building's wiring due to the Spectrum bulk internet and cable TV contract. The commencement of this upgrade will begin on Monday, May 6th, starting with Building 47-019 Hui Iwa Place.
Following the completion of Building 47-019, the rewiring process will continue in Phase C, covering all buildings. Please find attached the schedule indicating the dates for the rewiring of your specific building.
Spectrum has contracted Tech Zone to conduct the rewiring work. Their technicians will be wiring the outside of the buildings and will require access to your front courtyard and/or back lanai. In preparation for their work, we kindly request the following:
- Keep all pets indoors.
- Leave gates unlocked.
- Move plants and furniture away from the wall of the building.
Tech Zone will be carrying out the work between 8:30 am and 5:00 pm, and it is expected to take one day per building. We urge you to schedule some time to be available at your unit on the date your building is scheduled for rewiring to allow access to your unit.
Tech Zone will need access to your unit to install one drop upstairs and one drop downstairs.
Once the rewiring work is completed, residents will need to contact Spectrum and schedule an appointment for a technician to come out and finish the installation. You can reach Spectrum's Bulk Tenant Customer Support at 855-326-5115.

Great News! We are writing to inform you that your Board of Directors has voted to enter into a new bulk agreement with Spectrum to provide the following services, with an activation date of July 10, 2023.
The monthly fees will be included in your HOA maintenance fees. You will also receive a bulk notification letter from Spectrum on or about the activation date of July 10, 2023. The letters will list the services included in the bulk and how to set up an account or to update your current equipment. The number for Spectrum Bulk customer care to call on or after the activation date is 1-855-326-5115.
To avoid any confusion, it is recommended to call on or after July 10, 2023, at that time your account will have been updated in Spectrum’s billing system to reflect the new bulk contract. If you call sooner than the activation date, your account may not be updated and the customer care rep will not be able to see the services included with the new bulk agreement.
If you are currently a Spectrum subscriber, you will keep the same account number and your services will be transitioned over to a new agreement automatically. Your current billing rate will continue until the first bill after the activation date. Today, June 8th, the pool will be closed to facilitate a necessary maintenance procedure called “flocking”. Flocking is a specialized cleaning process that involves the removal of debris and contamination from the pool water, ensuring a clean and safe swimming environment for all residents.
During the flocking process, a specific chemical agent is introduced to the pool water, causing impurities and particles to bind together and form large clusters. These clusters are then easily removed through vacuuming, resulting in noticeably cleaner and clearer water. This maintenance procedure helps us maintain high standards of hygiene and water quality for your enjoyment and safety.
We understand that the temporary closure may cause inconvenience, especially during this beautiful weather. However, this maintenance measure is crucial to ensure the longevity and cleanliness of our pool facility. We appreciate your understanding a cooperation in the matter.

Schedule for Re-Roofing with Tory's Roofing
We are excited to announce that Tory's Roofing has began re-roofing 7 of the previously contracted buildings. The board has received proposals for the remaining buildings to be re-roofed on the property. They will be reviewing and discussing the proposals to decide which vendor we are going to use going forward. Below is a list of the buildings slated to be re-roofed and the dates they will start. Please note that these dates are subject to change and that the dates listed are weather permitting. We will notify residents of any changes to the scheduling. Each building will take 2-3 weeks to complete.

This notice is to inform you that our pool will be closed next week Tuesday 1/17/23 until Friday 1/20/23 (weather permitting). This closure is to accommodate a repair to both sets of steps in the deep end of our pool. The work will be conducted by Natural Salt Pools LLC. If you have any questions or concerns about the pool closure, feel free to contact the office of Hokuloa at (808) 239-9666.

The Use of Fireworks is Prohibited on Hokuloa Property
Dear Owners/Residents,
As the New Year approaches, we would like to offer a friendly reminder that fireworks of any type are not allowed on Hōkūloa property. While fireworks are a part of the New Year’s tradition in Hawaii, they disturb the peace and safety of the residents and pets of Hokuloa. Our Hokuloa House Rules state:
Section V. Letter I: “The use of any type of fireworks at any time, in any part of the project is strictly prohibited.”
In addition, Hawaii state law dictates that anyone purchasing, possessing, storing, setting off, igniting or discharging aerial devices, display fireworks or articles pyrotechnic without a valid pyrotechnic permit may face Class C felony charges resulting in a five-year term of imprisonment if convicted.
We encourage owners and residents to contact the Honolulu Police Department if they observe the use of illegal fireworks on Hokuloa property.

**Hokuloa to Re-Surface the Tennis Courts
The Hokuloa Board of Directors has approved a proposal to re-surface the tennis courts of Hokuloa. Peterson Bros. Construction is set to start the demolition of the existing courts along with the re-paving of the new courts on Monday November 7th, 2022. This notice is to inform the residents of the work that will take place at the end of Hui Iwa Place. Please be aware that large trucks and heavy machinery will be used for this project. Once the re-paving is complete and the asphalt has had time to cure, All-Courts of Hawaii will be painting the surface of the courts and installing new netting. This whole process can take between 3-5 months to complete. The tennis courts will remain closed until the project is completed. We thank you in advance for your patience and understanding. ** The Maintenance Crew of Hokuloa Participates in a Fall Protection Course Provided by Safety Services Hawaii
On October 25th, 2022 our maintenance staff participated in a Fall Protection course provided to us by Marie Alfaro of Safety Services Hawaii. This is a very informative course on safety and fall protection practices for the workplace. Upon testing of the course, the members of Hokuloa's maintenance crew passed with flying colors! All four members of our maintenance staff were awarded their Fall Protection Certificate which is valid for the next two years. Good work crew!

New Interim General Manager – Preston Berk
Preston was born on the Big Island of Hawaii and raised in Kailua, Oahu. He is a graduate of Kalaheo High School and Santa Barbara City College. He has worked managing townhouse type associations like Hokuloa throughout his career in property management. His family just welcomed their first baby boy in November. His hobbies are family time, art, music, landscaping and water sports. He currently resides in Kailua with his fiancé and son.
